Porchlight

About us

Neighbours who happen to sell houses.

We're a small east-end team that got tired of watching families get pushed around by a market built for someone else. So we built the opposite: straight answers, real preparation, and someone who actually picks up the phone — from Leslieville to the Bluffs.

We keep the porch light on.

Buying a home in this city can feel like a game rigged for someone else — blind bidding, bully offers, agents who vanish after the deposit cheque. We started Porchlight to be the opposite of that: a small team, honest numbers, and advice we'd give our own siblings.

We'll tell you when to walk away.
If a house has a problem or a price has lost the plot, you'll hear it from us first — even if it costs us the deal.
Real prep, not just a lockbox.
Staging, small fixes, photography and a pricing plan are part of every listing. Most of our sellers spend under $2,500 getting ready and see it back many times over.
We know these streets by name.
School catchments, which side of the street floods, where the streetcar shortcut is — sixteen years east of Yonge adds up.
A bright, lived-in living room with a couch and warm afternoon light
Real homes, not showpieces — most of what we sell looks like this.

Four people. One phone number.

Whoever answers can actually help — no call centres, no handoffs to a junior you've never met.

How it works, start to finish

  1. Coffee first

A no-pressure chat — your budget, your timeline, your non-negotiables. If we're not the right fit, we'll point you to someone who is.

  2. The honest plan

Real numbers: what your home is worth, what your budget actually buys, and what it'll cost — land transfer tax and all. No surprises at the lawyer's office.

  3. Prep and hunt

Sellers get staging, fixes and photography handled. Buyers get first-morning showings and blunt walkthrough verdicts — including "keep looking."

  4. Offer night, handled

We've sat both sides of hundreds of offer nights. You'll know the strategy, the ceiling and the walk-away point before the doorbell rings.

We lost four bidding wars before we found Porchlight. Nora rebuilt our whole strategy, and the fifth offer — on a better house — won without going a dollar over our ceiling.
